This Special Purpose Credit Program (SPCP) is designed to provide down payment and closing cost assistance to support sustainable homeownership to individuals residing in eligible MSAs:

Eligibility / Qualification:

  • Minimum qualifying FICO: 680

  • Only one borrower is required to be a First Time Home Buyer and must currently reside in eligible MSAs

  • No income limits

Benefit:

  • Never gets repaid

  • FREE MONEY

  • Refinance any time!

Program 2

1% Down + 2% Grant (FREE MONEY)

Start your homeownership journey with only 1% down and the bank will GRANT you 2%. You will still be responsible for additional closing costs.

Eligibility / Qualification:

  • Minimum qualifying FICO: 620

  • Income must be 80% of AMI

  • Only one borrower is required to be a First Time Home Buyer and must currently reside in eligible MSAs

Benefit:

  • Never gets repaid

  • FREE MONEY

  • Refinance any time!

0% Down Payment FHA

3.5% Soft Second Down Payment Assistance

3.5% is a 10yr fully amortized second mortgage (monthly payment required)

Note rate of 2nd mortgage is 2% greater than note rate of FHA first mortgage

Eligibility / Qualification:

  • Minimum qualifying FICO: 600

  • Only one borrower is required to be a First Time Home Buyer and must currently reside in eligible MSAs

  • No income limits

  • Otherwise, normal FHA guidelines

Benefit:

  • Get into your home sooner

  • Owning instead of renting

  • Opportunity to create wealth sooner

Closing Cost Assistance

What are closing cost credits or assistance?

We can offer closing cost credits to help off-set some of the closing costs related to appraisal, escrow, title, attorney fees and government fees by in exchange of a higher rate.

With anticipation of future rate cuts, this could be advantageous for some borrowers, resulting in more savings.

Benefit:

  • Reduce or eliminate out-of-pocket closing costs

  • Retain more cash for moving and furnishing expenses

  • Opportunity to create wealth sooner
